Why Kentville basements get wet

The Annapolis Valley is a different environment from anywhere else we work.

The valley floor is deep, fertile agricultural soil, sand and loam over clay, with a naturally high water table across much of it. That is what makes it Nova Scotia’s farming region, and it is also why basements here deal with groundwater rather than storm runoff as the primary issue.

The North Mountain shelters the valley from the direct Atlantic exposure that drives storm damage on the South Shore, so the pattern here is less about dramatic single events and more about seasonal water table variation. Spring is when Valley basements take water: snowmelt off both mountains plus the natural spring rise pushes the water table up, and it comes through the slab-footing joint. Homes in the lower-lying areas around Kentville, New Minas and Port Williams see it most consistently.

Agricultural drainage across the valley, field tile and ditching, also affects how water moves through residential areas that were farmland within living memory. A subdivision built on a former field may still be crossed by the drainage that field depended on.

Interior perimeter drainage with a properly sized pump is the workhorse system here, and gravity discharge is frequently available given the valley’s relief.
