Why Tantallon basements get wet
The St. Margarets Bay corridor takes the weather first. Exposed to the Atlantic, this stretch sees the highest wind-driven rain and the most severe storm impacts in HRM, and homes here have the storm damage history to show for it.
The ground is granite with thin, acidic soil over it. Excavation frequently means rock, which affects both the approach and the cost, and it means water is again moving laterally along bedrock rather than percolating down. Steep grades running toward the bay produce fast, concentrated surface runoff during heavy rain, which is why yard drainage and downspout routing are unusually high-value here. A French drain intercepting flow above the house does more for many Tantallon properties than any work at the foundation.
A significant share of housing in the corridor is newer construction on large lots, plus a substantial number of seasonal and converted-seasonal properties along the shore. Converted cottages are a category of their own: crawl spaces that were never intended for year-round conditioning, and foundations built for summer use now carrying a heated house through Atlantic winters. Encapsulation is often the single highest-impact project on these.
