Why Porters Lake basements get wet
Porters Lake and the communities running east along the Eastern Shore share a set of conditions that are different from inland HRM.
High water tables are the norm rather than the exception. Properties near the lake or the coast sit close to the water table year-round, and it rises further with sustained wet weather. Basements here are often working against groundwater continuously, not just after a storm, which makes a reliable pump and a battery backup less of an upgrade and more of a requirement.
Atlantic exposure is direct. This stretch takes post-tropical systems with little to break them up, and the same storms that saturate the ground bring the multi-day power outages that leave a grid-powered sump pump doing nothing. If there is one area in HRM where battery backup is not optional, it is here.
Housing is a mix of established year-round homes, newer builds on large lots, and a meaningful number of converted seasonal properties. Those conversions are worth calling out: cottages built on crawl spaces or shallow foundations for summer use, now heated year-round, develop moisture problems the original construction never anticipated. Crawl space encapsulation is frequently the highest-value work on these homes.
Nearly everything out here is on well and septic, so discharge routing has to be planned around the septic field.
