Why Windsor basements get wet

Windsor sits at the meeting of the Avon and St. Croix rivers and the Minas Basin, which means Fundy tides reach well inland here. The Avon causeway and the tidal reach behind it influence water levels in the surrounding low ground, and homes near the rivers see water tables that move with conditions well beyond the local weather.

Hants County also sits on gypsum bedrock, which is genuinely unusual and worth understanding. Gypsum is soluble in water, and over geological time it dissolves to form voids and sinkholes: the area’s karst topography is well documented. For most homeowners this has no practical bearing, but it does mean subsurface water movement here can be less predictable than in the granite and till that dominate elsewhere in the province, and localised ground settlement has a cause here that it does not have in Halifax.

Soils are heavy clay through much of the area, draining slowly and holding saturated ground against foundations well after rainfall. Clay’s seasonal swell-and-shrink cycle works foundation walls back and forth, producing the progressive crack widening we see across the county.

Windsor’s older core has significant nineteenth-century housing stock on stone foundations. Newer development around Three Mile Plains and Falmouth is conventional poured concrete.
